WHAT IS THE PROCESS OF BUYING REAL ESTATE IN CZECH REPUBLIC?

Once you decided on a certain property and made your final decision, a reservation agreement is drafted, by which you pay a reservation fee starting from 50 000 Czech korunas, up to 5% of total value. Property reservation is a way of guarantee the estate will not be sold out to anybody. Next, a deposit agreement is concluded to set the order of payments. According to this agreement, the final value, excluding the reservation fee, will be kept on a special account, that will only go to the seller after the customer receives the title for the estate. Then the bargain and sale contract is concluded as well as the claim for the re-registration of a right of an owner. These documents go to the Cadastral Register. Registration takes no longer than 1.5 months. The keys from the new house are given to the customers right after conclusion of the bargain contract or after receiving the title (depends on the terms of an agreement). After that a stamp duty must be paid. And the last stage – once the title is changed in the Cadastral Register, the value deposit is transferred to the account of the seller.

WHAT DO 2+KC, 3+KC, ETC. STAND FOR?

This is the most common question we get. In fact, the answer is simple: “kc” is just an abbreviation for “kitchen corner”, that means a special cooking area in one of the rooms. This is no ordinary kitchen, but a specialized part of a room, mostly in a living room. In modern Czech apartments, a separate kitchen is rather an exception, than a regular structure. Europeans has accepted the convenience of “kitchen corner” apartments long ago, and many of our customers who wanted a separate kitchen but were okay with a kc apartment liked it, and now recommend such type of accommodation to others.

Have you ever heard a saying: “There are no bad nations but bad people”? In Czech Republic, there are no bad districts, but bad streets, apartments and houses. Tastes differ they say…
Of course, every district has its pros and cons: some have more greenery, while some – entertainment facilities. This is a sort of “specialty” of each district, and you can find a good place to live in any part of Prague.
